Why I do this

Home inspections in St. Augustine and St. Johns County, by an inspector who spent more than 34 years building, remodeling, and repairing homes. I started on roofs and worked my way through everything underneath them. You will get a clear picture of the home you are buying, explained in plain language, with no scare tactics and no sales pitch.

I started on roofs at 18, and roofing was my primary work for about the first decade of my career. Around 2000 I moved into building, remodeling, and repair, and that has been the bulk of my work ever since. Additions, basement remodels, siding, flooring through an entire house, painting a house top to bottom, water damage, and repair work of every kind. I kept a hand in roofing the entire time, right up until two years ago, so I never lost that side of it either. Across more than 34 years I have built, torn out, and rebuilt just about every part of a house. I framed, I repaired, I tore out, and I rebuilt. Most of that work was not new construction. It was somebody's home, and I was there because something had gone wrong.

After enough years of that, a pattern becomes hard to ignore. I kept meeting homeowners who were standing in a mess they did not create and did not see coming. The rot behind the siding. The roof that was patched instead of replaced. The addition that was never permitted and never done right. They found out about it in the worst possible way, which is after they owned it, when the bill was theirs.

Almost every time, the problem was visible before they bought the house. Somebody just had to know where to look.

That is why I do this now. I would rather show up before the closing than after the ceiling comes down. I am not there to sell you anything or to talk you out of a house. I am there to tell you what is actually in front of you, what matters, what does not, and what it is likely to take to address it. Then the decision is yours, made with your eyes open.

I bring the same standard to an inspection that I brought to my own work. I do not rush it, I do not skim it, and I do not hand you a stack of pages designed to look thorough. I write reports the way I would want one written for my own family.
