I started on roofs at 18 and spent more than 34 years building, remodeling, and repairing homes. Most of that work was not new construction. It was somebody’s home, and I was there because something had gone wrong. Almost every time, the problem was visible before they bought the house. Somebody just had to know where to look.
Today I inspect as an InterNACHI® Certified Professional Inspector, licensed by the State of Florida, and bound by the InterNACHI Code of Ethics.

What does a residential home inspection include?

The roof, exterior, structure, electrical, plumbing, heating and cooling, interior, and insulation and ventilation, as defined by the Florida Standards of Practice. The complete state standards are on the Standards and ethics page.
How long does a home inspection take?

It depends on the size, age, and condition of the home. I do not rush it. Plan on being available at the end so I can walk you through what I found.
Do you inspect older homes?

Yes. Homes 25 to 49 years old add $50, homes 50 to 74 years old add $100, and homes 75 years and older are quoted individually, because they take more time.
