When to schedule

Book as soon as your offer is accepted. That leaves time inside your inspection period for repair quotes or a follow-up evaluation from a roofer, electrician, or plumber. If your insurer needs a 4-point or wind mitigation inspection, both can be done on the same visit at a reduced price.

What is inspected

Every inspection follows the Florida Standards of Practice for home inspectors, Rule Chapter 61-30, F.A.C. You can read exactly what is and is not covered on the Standards and ethics page.

Roof

Covering, flashing, penetrations, gutters and downspouts, and signs of past or active leaks.

Exterior

Siding, trim, windows, doors, decks, porches, railings, driveways, walkways, and grading and drainage around the foundation.

Structure

Foundation, visible framing, and the attic structure, with an eye for movement, rot, and water damage.

Electrical

Service entrance, main panel and subpanels, grounding, a representative sample of outlets, switches, and fixtures, and GFCI protection.

Plumbing

Supply and drain piping, fixtures, water heater and its safety valve, and visible leaks.

Heating and cooling

Air handler, condenser, visible ductwork, filters, and condensate drainage.

Interior

Walls, ceilings, floors, stairs, doors, and windows, including stains and other signs of water intrusion.

Insulation and ventilation

Attic insulation, attic ventilation, bathroom and kitchen exhaust, and dryer venting.

A written report with every finding photographed and located, so you know exactly where to look.

Each finding rated, so you can tell routine maintenance from real problems at a glance.

What each finding means, what it is likely to take to address it, and which trade to call.

It was somebody’s home, and I was there because something had gone wrong. Almost every time, the problem was visible before they bought the house. Somebody just had to know where to look.

When should I schedule a pre-purchase home inspection?

As soon as your offer is accepted. Your inspection period starts then, and you want time left over for repair quotes or specialist evaluations before it ends.

Should I attend the inspection?

Yes, if you can. Walking the house with me is the fastest way to understand what matters and what does not. If you cannot be there, I will go through the report with you afterward.

Can I get the 4-point and wind mitigation at the same time?

Yes. Bundled with a complete home inspection, a 4-point or wind mitigation inspection is $99 each, or $149 for both. Standalone they are $149 each, or $199 for both.
